LeavingAirbnb.com Privacy Policy

Effective Date: October 25, 2026

Last Updated: October 25, 2026

This Privacy Policy explains how LeadsAlive.ai LLC (“LeavingAirbnb.com,” “we,” “us,” or “our”) collects, uses, shares, and protects your personal information when you visit https://leavingairbnb.com (the “Site”), request our Leaving Airbnb Checklist, sign up for our emails or text messages, or buy our services. LeavingAirbnb.com is operated by LeadsAlive.ai LLC, a Texas limited liability company, which is responsible for your personal information under this Privacy Policy.

We help vacation-rental owners move away from relying only on Airbnb by building turnkey direct-booking websites.

By using the Site or giving us your information, you agree to the practices described in this Privacy Policy.

1. Information We Collect

Information you give us

Checklist opt-in form: When you request the Leaving Airbnb Checklist, we collect your first name, last name, email address, and cell phone number. The form also has a separate, optional checkbox for consent to receive text messages (SMS).

Customer information: If you buy a website build or other service from us, we collect the information needed to deliver it, such as your name, contact details, billing details, business name, property details, and any content you send us for your website (for example, photos, descriptions, rates, and branding).

Payment information: Payments are processed by our third-party payment processor, Stripe. We do not store your full credit or debit card number; Stripe handles your card details under its own privacy policy (https://stripe.com/privacy).

Communications: When you email, text, or otherwise contact us, we keep the content of those messages, your contact details, and the date and time of the messages.

Information collected automatically

Usage and device information: When you visit the Site, we and our service providers may automatically collect your IP address, browser type, device type, operating system, referring pages, pages viewed, and the dates and times of your visits.

Cookies, pixels, and similar technologies: We use, or may add, cookies, pixels, and similar tools. See Section 4 (Cookies, Pixels, and Tracking).

Checklist progress (local storage): If you use the interactive checklist on the Site, your checklist progress is saved in your own browser using “localStorage.” This information stays on your device and is not sent to us. You can clear it at any time by clearing your browser’s site data.

Information we do not collect

We do not ask for Social Security numbers, health information, or other sensitive personal information through the Site. Please do not send us that kind of information.

2. How We Use Your Information

We use your information to:

  • Send you the Leaving Airbnb Checklist and related resources you request.
  • Send you emails, including a series of follow-up educational and marketing emails about direct booking and our services. You can unsubscribe at any time.
  • Send you text messages, but only if you gave separate consent to receive them (see Section 3). We currently communicate by email only.
  • Respond to your questions and provide customer support.
  • Provide, build, deliver, and support the direct-booking websites and services you buy from us, and process payments.
  • Understand how visitors use the Site, measure our advertising, and improve the Site and our services.
  • Show you relevant ads on other platforms, such as Facebook and Instagram (see Section 4).
  • Protect against fraud, spam, and misuse, and keep the Site secure.
  • Comply with the law and enforce our terms.

3. SMS / Text Messaging Program

Current status. We currently communicate by email only and do not send text messages. The terms in this section will apply if and when we begin sending text messages, and only to people who have opted in.

Consent. We send text messages only to people who give their express consent, for example by checking an optional SMS consent box on our Checklist opt-in form. That box is separate from the rest of the form and is not pre-checked. Consent to receive text messages is not a condition of any purchase. You can still get the Checklist and buy our services without agreeing to receive texts.

Types of messages. If you opt in, you may receive reminders, tips, and offers related to LeavingAirbnb.com and our services by text message.

Message frequency. Message frequency varies.

Cost. Message and data rates may apply. Check with your mobile carrier for details about your plan.

Opt out. You can opt out at any time by replying STOP to any text message from us. After you reply STOP, we will send one final message confirming you have been unsubscribed, and you will not receive further texts unless you opt in again. You can also opt out by emailing host@leavingairbnb.com.

Help. Reply HELP to any text message for help, or contact us at host@leavingairbnb.com.

Carriers. Mobile carriers are not liable for delayed or undelivered messages. Message delivery is subject to your mobile carrier’s terms.

Sharing of mobile information. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. This does not prevent us from using service providers (such as our messaging platform) that help us send text messages on our behalf.

4. Cookies, Pixels, and Tracking

We use, or may add, the following cookies, pixels, and similar technologies on the Site:

  • Google Analytics (may be added): to understand how visitors use the Site.
  • Meta (Facebook) Pixel (may be added): to measure the effectiveness of our Facebook and Instagram ads and to show ads to people who visited the Site.
  • CRM and form tracking (HighLevel / LeadConnector): to run our forms and track which pages and ads led to a sign-up.

These tools may collect information such as your IP address, browser and device details, pages you visit, and actions you take on the Site (for example, submitting a form). These companies may combine this with other information they have about you, under their own privacy policies.

Your choices:

Do Not Track: There is no common standard for “Do Not Track” browser signals, and the Site does not currently respond to them.

5. How We Share Your Information

We do not sell your personal information for money. We share personal information only as described below:

Service providers: Companies that help us run our business, under agreements that limit how they can use your information. These are:

  • HighLevel (LeadConnector): our CRM, forms, email, and (when used) text messaging platform.
  • Lodgify: the vacation-rental website and booking platform we use for direct-booking websites.
  • Stripe: our payment processor.
  • Google Analytics and Meta (if added): analytics and advertising measurement, as described in Section 4.

Business partners: We may share information with business partners who help us deliver our services. They may use it only for that purpose.

Advertising and analytics partners: As described in Section 4, if we add these tools, Meta and Google may receive information through cookies and pixels. Under some state laws, this may be considered “sharing” or “targeted advertising.” You can opt out as described in Sections 4 and 7.

Legal reasons: When we believe in good faith that disclosure is required by law, subpoena, or court order, or is needed to protect the rights, property, or safety of us, our users, or others.

Business transfers: If we are involved in a merger, acquisition, financing, or sale of all or part of our business or assets, your information may be transferred as part of that deal.

With your consent: In any other case where you ask us to or agree that we can.

Text messaging opt-in data and consent are never shared with third parties, as stated in Section 3.

6. How Long We Keep Your Information

We keep personal information only as long as we need it for the purposes in this Privacy Policy, including to provide our services, meet legal, tax, and accounting requirements, resolve disputes, and enforce our agreements. When we no longer need it, we delete it or make it anonymous. For example:

  • Leads who never become customers: up to 2 years after our last contact with you, or sooner if you ask us to delete it.
  • Customers: as long as needed to provide our services, plus 7 years for business, tax, and accounting records.
  • SMS consent and opt-out records: kept as long as needed to show we honored your choices, as required by law.

7. Your Privacy Rights and Choices

Everyone can:

  • Unsubscribe from emails by clicking the “unsubscribe” link in any marketing email.
  • Stop text messages by replying STOP.
  • Ask us to access, correct, or delete your personal information by emailing host@leavingairbnb.com.
  • Control cookies and ads as described in Section 4.

Additional state privacy rights. Depending on where you live, state laws (such as the Texas Data Privacy and Security Act, the California Consumer Privacy Act as amended by the California Privacy Rights Act, and similar laws in other states) may give you the right to:

  • Know and access the personal information we have about you, and get a portable copy of it.
  • Correct inaccurate personal information.
  • Delete your personal information.
  • Opt out of the sale of your personal information, targeted advertising, and certain profiling.
  • Not be discriminated against for exercising your rights.

Some of these laws apply only to businesses above certain size thresholds. Even where a law may not apply to us, we will honor reasonable requests.

How to make a request. Email host@leavingairbnb.com with the subject line “Privacy Request.” We may need to verify your identity before acting on your request. You may use an authorized agent where the law allows. We will respond within the time required by law (generally 45 days).

Appeals. If we deny your request, you may appeal by replying to our decision with the subject line “Privacy Appeal.” We will respond to your appeal within the time required by law. If you are a Texas resident and are not satisfied with the result of your appeal, you may contact the Texas Attorney General at https://www.texasattorneygeneral.gov/consumer-protection.

8. Data Security

We use reasonable administrative, technical, and physical safeguards to protect your personal information. However, no method of sending or storing information online is 100% secure, and we cannot guarantee absolute security.

9. Children’s Privacy

The Site and our services are intended for adults and businesses. They are not directed to children under 13, and we do not knowingly collect personal information from children under 13 (or under 18 for text messaging). If you believe a child has given us personal information, contact us at host@leavingairbnb.com and we will delete it.

10. Third-Party Websites

The Site and the websites we build may link to third-party sites and platforms, such as Airbnb, VRBO, booking engines, and payment providers. We are not responsible for their privacy practices. Please read their privacy policies. LeavingAirbnb.com is not affiliated with, endorsed by, or sponsored by Airbnb, Inc.

11. Where We Process Your Information

We are based in the United States, and your information is stored and processed in the United States. If you visit the Site from outside the U.S., you understand your information will be transferred to and processed in the U.S.

12. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. When we do, we will change the “Last Updated” date above. If we make material changes, we will post a notice on the Site or notify you by email where appropriate.
